To help wrap 2007, here are all the recorded sales prices (from the County or Zillow) so far for Santa Monica houses featured here in 2007. Final Listing Price may be followed by (% discount off original LP). In another post I'll list a number of houses featured here that left the market but have no sale recorded after some months. Of course, it's questionable what this says about houses' value in 2008.
Noteworthy is 611 14th, low-end but above tear-down north of Montana, closed 12/5/07 for $2M even. The photo above is the "time warp" interior of 444 10th, since demolished on a lot-and-a-half north of Montana.

I see that long time listing 2320 Idaho is back on the market at the old higher price of 2.395. Good luck!!!
Yeah, I just noticed that. It needs a derisive updated post.
Did you catch the foreclosure on Keeshen in Mar Vista? Its south of Venice so not the upscale hill side but I sold a house just a few houses down in 2005 and had about 80 people thru the house in a couple of hours to check it out. How quickly the door slams shut.
Remember that BH prices dropped 50% in the last decline...

Keep up the good work! I read your blog religiously...
ok can you clarify something
can we definitively say that the sale on 14th for 2.0 million shows that teardowns n of montana are today going for 2.0 million or do you think that it sold at a premium since it was better than teardown condition ?

Yes, I'd give 14th a small premium over lot value, but a discount for being on busy 14th and so close to Montana parking spillover. I wonder what 15th went for. Together they do suggest lot value slipped back under $2M.

Thanks, dlp; I need to catch up on a few Mar Vista foreclosures.
You're welcome, Anon!
