Sitting on Second

Three listings have been sitting unsold a long time on the west side of 2nd Street in Ocean Park. Wonder why?

First is 2614 2nd (above), 3 bed / 1.75 bath, asking $1,375K, described as, "Impeccably restored Ocean Park Craftsman. ... Amazing location in the heart of west sides coolest neighborhood. Close to Main Street & South Santa Monica beaches." No lie it's close to Main Street, a half block west. But how "amazing" is being on the corner of Ocean Park Blvd., just feet from traffic roaring by your 2,448 square foot lot? It was listed August-November last year, and again since 3/1/07, qualifying for third place in the Ancient Listings of Santa Monica.Second is 2820 2nd (above), 2 bed / 2.75 bath, asking $1,449K, on a 3,746 square foot lot, listed 10/1/06, fourth place in the Ancient Listings of Santa Monica. It's a cute Craftsman from the front on 2nd, but more telling from the back, seen here across the Main Street parking lot south of Wildflour Pizza. Its description includes "a large private backyard." Huh? Where?

Third is 2912 2nd, 2 bed / 1 bath, asking $1,600K. It was on the market 12/06-2/07, asking $1,449K. It was listed again 6/22/07, now for $1,600K, but neither Zillow nor the County record a sale earlier this year. No photo is needed; it's a stucco box on a 4,996 square foot lot (lot sizes from Zillow).

on the 2nd street house, the "large backyard" is an asphalt lot which doubles as parking.

the 'finished basement' is terrifying. i spent two minutes down there and could not get out fast enough. it had all the ambiance of a torture chamber. creepy creepy creepy.

i am not at all surprised that house is still on the market.

anyone know more about the history of it?

Anon #1 (please pick any name!), I found its neighbor at 2618 2nd sold for $870K on 2/27/06, then was listed 5-7/06, asking $1,998K, but no sale recorded.

I also noticed 2820 2nd sold 5/25/06 for $950K. It's another flopper.

Anon #2, the Ancient Listings of Santa Monica is a moving target - some finally do sell, including 1036 22nd, 1518 11th, 528 26th, and 728 Pacific.

The long-time first place is 2219 Ocean (update), listed 9/05. Second place is 813 Pier. These two are third and fourth.

Anon #3, thanks for the description of the basement. Whew!

You should also look at www.Reply.com and www.Eppraisal.com for additional sales history. Yahoo Real Estate combines them for easier viewing.

Wow. I lived across Ocean Park on 3rd for many years ('85 - '97). That side of 2nd was full of dismal little 'craftsmans'places that back up to the back of the Main Street buildings. They ahve minimal set backs so are right on the sidewalk. They are also sit in shadow most of the day. There are really crummy stucco boxes mixed and zero landscaping. I cannot believe the price levels. The one on the corner of 2nd and Ocean Park must be really nasty - the traffic noise there is extreme as the ALL vehicles must rev to get up the long slope. You also get the braking and idling from the west bound lanes.
