Thanks this data is much appreciated

can you consider expanding coverage of 90402? I'd like to see discussion of the escrows that closed in October in 90402 and what the price trends are

I agree, westside bubble, you have to dumb it down for your audience. 83% of your audience voted for a guy who promised "Change". Keep it simple like that and they'll be all over it.

Sucks to lose doesn't it? Moron.

Barrack Obama= an even bigger recession, which is good for someone sitting on a big pile of cash. But to answer your question, yes it will suck to lose my country to socialism.

GMAC might fail.
GM might go bankrupt.
More losses for AIG and Fannie.
Circuit City is bankrupt.

This economy is beginning to suck even more.

Raising corporate taxes and taxes on the rich is supposed to help the economy? B.O. is going to push energy costs higher since he is going for "pie in the sky" green energy that doesn't exist yet.

Obama's ONLY plan for the economy is to give companies a token tax credit for hiring new people.

We are headed off a cliff and Obama doesn't have a clue or a plan.

Socialism? You have no idea what you're talking about. What you probably mean is "social democracy". What they have over there in the People's Republic of Canada. And in the dictatorships of Western Europe. You know, the usual frightful things: universal health care, free high-class public education, unemployment and retirement benefits for everyone, all of that. Oh wait, doesn't sound so scary after all, does it?

"You know, the usual frightful things: universal health care, free high-class public education, unemployment and retirement benefits for everyone, all of that. Oh wait, doesn't sound so scary after all, does it?"

YES IT DOES! Who pays for all of these things?

America is NOT a social democracy! The fact that some people are trying to destroy the very freedoms that made the USA the most powerful, wealthy, and free people in the history of the human race is absolutely TERRIFYING!

Go to Europe and see what they don't have because of the high taxes and other chains that the citizens have to drag along.

It is not accident that so much of the innovations of the last century came from America or American industry.

You are an idiot.

"Go to Europe and see what they don't have because of the high taxes and other chains that the citizens have to drag along."

Aha. So, WHAT exactly don't they have? People living on the streets, for example? A crumbling infrastructure (streets, highways, trains and airports)? A despicably malfunctioning public education system?

"You are an idiot."

Enough said. I appreciate your high level of discourse. Now move to Texas.

You obviously don't know anything about Europe. They have ALL of these problems. In Paris there are people living in slums that are worst than anything in New York City.

There is poverty and decay all over Europe. Now if you want to limit your view to Norway or Sweden, then be my guest--you're just an ignorant American who believes that Europe is like Disneyland.

Anonymous said...

"You obviously don't know anything about Europe."

Hahaha, I had to laugh out loud. I've lived 25 years of my life in Europe, as a matter of fact.

Poverty in Europe? Give me a break. Population below 50% of the median income: In the US: 17%. In France: 8%. In Germany: 8.3%.

But who pays for it? If Obama wants to build his great society on my back he's gonna be looking down the barrel of a gun!

Anonymous said...

Well, you can spout your aggression as loudly as you want, but one thing is obvious, in the words of McCain: the American people have spoken, and they have spoken clearly.

And if the US is indeed the most powerful and wealthy country on earth, as you say, it should well be able to afford a first-class transportation, education and health care system. We're burning billions in Iraq every month, don't forget.

Anonymous said...

"yes it will suck to lose my country to socialism."

Stop calling it socialism! We just had the biggest transfer of wealth from the working and middle class to RICH PEOPLE; RICH PEOPlE--who then played golf with it and then asked for more. That smells like fascism to me.

I agree, what the Republicans (AND Democrats too, your Messiah voted for the bailout, remember?) have done over the past year has been appalling, but what the Democrats alone are going to do over the next 4 years is going to kill this country.

What on earth are you yahoos rambling about? This is a REAL ESTATE BUBBLE blog. We are all here to discuss that, not your amateur fifth grade-level political philosophies.

Back on the topic at hand: I am surprised that inventory has been so steady in the high end areas, while they sky-rocketed for so long in the other areas. Is it due to (1) demand meeting the supply, thereby taking inventory off the books, or (2) people not listing?

And if it's (2), does this mean there is a huge unreported inventory of unlisted homes?

Anonymous said...

No banks = no credit.

This is having an effect on the real estate market.

The large number of companies failing will also have an impact on RE. Obama's wish to tax those that produce wealth and give it to those that don't will only hasten the economic disaster.

Can you say "Depression"?

There was an article in the L.A. Times about families not having the money to afford fancy private school tuition for grade school brats. It was heart wrenching!

NOT!

But you're already seeing cracks in the well-to-do strata.

No. We will not be silenced. After a stolen election rife with voter fraud the last thing we need is the socialists and terrorist sympathizers shutting down legitimate discourse in this country!

Real patriots like U.S. Rep. Paul Broun are speaking out!

"That's exactly what Hitler did in Nazi Germany and it's exactly what the Soviet Union did," Broun said. "When he's proposing to have a national security force that's answering to him, that is as strong as the U.S. military, he's showing me signs of being Marxist."

I think that since your idea of discourse is to call others who disagree with you "idiots", I tend to agree with the previous poster. Stop abusing this blog to spout your immature views on politics, global warming, public transport and the such, and let's only talk about Westside real estate.

One last word: It's unclear why this person would want to live on the Westside of LA, which has traditionally been a liberal bulwark for decades. It always seems to be the same person who is so generous with his "idiots". I hope he doesn't have a wife- that poor soul would have to deal with his anger problems.

--"One last word: It's unclear why this person would want to live on the Westside of LA, which has traditionally been a liberal bulwark for decades."--

Not true at all. I grew up in Mar Vista and my family lived on the Westside for almost 80 years. Much of the Westside was lower middle-class and working class and this group had absolutely no resemblance to the latte sipping liberal people that just recently moved into to town.

My friends were poor and lower middle-class Chicanos, whites, and Japanese American gardeners. These groups are now disdained by the "Johnny come latelys" that have flooded the Westside with their Bimmers and Mercs.

Can you say "ignorant" of the Westside's history?

Anonymous said...

Did 6:31 am just threaten to kill the president?

Take it easy.

Anonymous said...

"Much of the Westside was lower middle-class and working class ..."

That doesn't mean that they didn't vote Democratic. LA county voted democratic 9 out of 13 of the last presidential elections.

"These groups are now disdained by the "Johnny come latelys" that have flooded the Westside with their Bimmers and Mercs."

Disdained? How do you infer that? If anything, it's the Republicans how disdain the working class with their tax breaks for the RICH. Ouch, I'm not supposed to say "working class". It sounds too much like socialism.

Well, here you prove that YOU have no idea about Europe. The education system in France and Germany is so completely different from the one in the US overall that it's almost comparing apples to oranges: college education in France and Germany starts at a much higher level than in the US (also at a somewhat later age) and is equivalent to a Master's Degree in the US.

So the statistics you quote says nothing whatsoever.

What's funny about your response is that you didn't even catch that half of any population falls below the median.

Were you educated in Europe ?

Thanks for making the Westside look like a friendly, tolerant and welcoming place.

All prestigious and status conscious neighborhoods have to display that certain aloof quality that separates it from the poor "losers".

Wait a second- who went around unprovokedly calling people "idiots" on this and other blogs in the first place? Not me but Mr. "I am from Mar Vista and a right-wing nut, and you are a liberal and an idiot."

So far for the Westside being welcoming.

"However, half of graduates in France and Germany scored below the median in college entrance exams. So much for their superior education system."

What's passing on this exam? Median doesn't tell me how well prepared the test takers are just that half score above and half below the middle value. If everyone who took the test got an "A" or a pass. The median would be A or pass. The median is more a marker for location of the middle value than an average. I'm not saying you are wrong. Just that you haven't made a point yet.

Anonymous said...

My point was not to make the point, but to set it up so that you could make the point for me.
You most certainly have.

You make so little sense you should seek the GOP nomination for president or vice president. You are clearly as qualified as Quail, Bush, and Palin.

I suppose I have to spell it out.

I made an obvious about median test scores in response to the discussion about Euro education being better than the US and a meaningless statistic about pverty lines (which are not absolute metrics, but relative).

The statistic about half of the students scoring below the median score in the exam should have elicited a response such as "that is always true".

Instead the response was a defensive attack on my point that I don't understand their educational system.

This response demonstrates that rather than reading and understanding the obvious point that poster chose to attack my understanding rather than respond to the facts.

Should I type more slowly.

Anonymous said...

I definitely should type more slowly to avoid the obvious typos in my previous post.

I was the person who responded to your "intelligence test". OK, I made a mistake by not carefully parsing what your purported comparison said. This does not mean that I don't understand the difference between median and average, as you try to suggest. It simply means that I made an oversight- big deal.

The point of my response, of course, is still valid- that education systems are hard to compare. By gloating about my supposed failure in an "intelligence test", you show that you are not interested in a serious discussion. Of course, this should have been clear to me by the "idiot" comment that started this exchange. This might be the one failure of intelligence on my part.

" a meaningless statistic about pverty lines (which are not absolute metrics, but relative)."

Why is the relative poverty rate meaningless? Of course, if you like, we can also compare absolute poverty rates- which would give an equally unflattering picture of the US.

Anonymous said...

If that's what you think, then why don't you move to Europe? It's paradise there according to you--so why are you here?

This board is dead.

Same question back to you- if you so despise the (according to you) liberal boneheadedness of LA residents, why don't you move to Texas?

LA isn't liberal. It's center right, just like the rest of the nation. People hve just been conned into voting against their interests by a corrupt media.

I was not gloating. I was merely trying to make the point that statistical comparisons based on median statistics and levels in relation thereto are not meaningful when comparing poverty across different nations, nor are they useful for comparing education systems.

You must surely be talking about Fox News.

"LA isn't liberal. It's center right, just like the rest of the nation."

If voting for the Democratic candidate in 9 out 13 of the last presidential elections, or for a Democratic mayor in 14 out of the last 18 elections, means "center right" to you, then you must be very much on the left side of the spectrum yourself.
