"Zin" is back!

Way back last February 26 I posted about the 2 bed / 1 bath house at 3736 Tuller Ave., then asking $799K. Its listing was hilarious:

"Great home, peacful, nice back yard, zin atmosphere." "You will not need to travel to get the peaceful setting, you're have it right at home, fireplace, wall to wall carpeting, built-ins, could be up-dated. Must see to appreciate...."

Where is Tuller Ave.? Why right next to the 405 freeway on the east side, north of Venice Blvd.! Your view from the front is the new retaining wall along the widened freeway.

It left the market in April, but now is back, asking $740K. Don't ya love the professional sign? They didn't even correct the spelling:

"Great home, peacful, nice back yard, zin atmosphere, Owner is making other cosmestic improvements, landscaping. Very good open layout, wall to wall glass rear windows. You will not need to travel to get the peaceful setting, you're have it right at home, fireplace, wall to wall carpeting, built-ins, could be up-dated. Must see to appreciate...."

Hi: This a bit off topic, but one of your favorites is hitting the market again:

2376 DEWEY ST, SANTA MONICA 90405

It started at 1150K, went to 875K, and is now back at 699K. I for one am planning to look at it, BUT...and this is a big BUT it is not really in Santa Monica. When trying to find out what school it is zoned for (I have children so this is one of the points for me) the address shows up in the LAUSD seach with a 90066 zip. SM addresses are "not found" when hose are entered.

Furthermore the district info for this address (even while it shows up in the database with a 90405 zip) is:

36TH US CONGRESSIONAL
28TH ST SENATE
53RD STATE ASSEMBLY
3RD SUPERVISORIAL
4TH BOARD OF EQUALIZATION
CITY OF LOS ANGELES
CITY OF LOS ANGELES 11TH COUNCIL

For, say 2215 Dewey across the street:

soooo, if you are like me and the school district matters, it should be noted that it is "santa Monica" in zip code only.

Still, that is one helluva haircut.

Oh, and it is not showing up on the MLS yet, but I found it on redfin. I spoke to the listing agent. I asked the listing agent if they had an open house scheduled and he said "no, it was on the market before." To which I said "I know." He said it was listed in the MLS, when I said I couldn't find it there yet.

Thanks, Julie. I remember this one, at the curve from 23rd-Dewey-Walgrove, where it looks like just the front yard is in Santa Monica.

Not only is city jurisdiction strange, but the traffic is awful!

Interested in seeing a potential flip going flop? Check out the house I am renting at 1927 N. Beverly Glen in Bel-Air.Novice developer insisted on demoing the property (exterior)while we still are renting,turning what once looked like the gardens of the Bel-Air Hotel into what now looks like Bel-Ruit. Not a blade of grass remains just piles of rubble,mud, dumpsters and 2 pissed off tenants under rent control refusing to leave.I should mention, while I was out of town,without warning, he came in with bobcats and demoed my sheds which housed my personal belonging, tools and equipment.Lawsuit-YES.Someone doesn't want to play nice in the sandbox.Maybe he wasn't hugged much as a child...

This undoubtedly refers to what you would have to drink copious amounts of to imagine you don't hear the 405. However, after making the monthly payment, you would probably be thinking along the line of something in a box dispenser, or even better some Night Train......
