Weekly inventory update

10/17 - SM, PP, and MV inventory are all up for the week. A few escrows failed this week in Mar Vista, going back on the market. Tough to get financing?

Yes, there seems more drama in the financial markets and election this week than in Westside real estate. Watch for DataQuick next week.

10/10 - Not a lot of change in inventory this week. SM <$3M and PP <$2M are a little up (the latter at record levels); MV is slightly down. Some previously withdrawn / expired listings are back (not counted here in "New").

Had lunch with two friends that I have known since we were teenagers. One became a commercial real estate broker in Santa Monica. He said his business is off 80%. Referred to it as a bloodbath. The other mentioned her good friend whose husband lost his job when the SM hedge fund he worked for closed its doors two weeks ago. Their wealth based on their stock portfolio has evaporated and they need to move - quick. I can't understand why anyone really believed the westside was immune. Yet believed they did...(do?)

I certainly agree - we will see some desperate sellers in the 90402 - people that absolutely must sell immediately

the question is - how many fresh buyers will step in to buy ?

On the other end of the spectrum, check out these two REO condos in Pacific Palisades that should help bring prices down faster and lower the comps:
