There were NO new Santa Monica listings over $3M in September. Combined with record Withdrawn/Expired listings, that inventory is down (inventory charts).
Santa Monica sales below $3M were higher than the previous two years. Palms-Mar Vista sales lagged 2008 despite the conforming loan frenzy.

I have been going to open Houses in the Neighborhood North of Montana and East of 14th. It seems to me that the number of houses on the market in this area is way down - probably because so many people were unable to get the prices that they wanted and just rented out the houses instead. Rents for nice houses seem to have remained very high.
Can anyone else comment on this ?
Yes, check out the rental section of the MLS...lots of 90402 houses for rent. I don't have data to compare with previous years (which would be the best thing to do), but I was surprised at the rental inventory.
Anyone else visiting rentals?
411 Lincoln is a typical McMansion renting for thirty thousand bucks a month in the 90402. Not even in the Franklin district
