Weekly inventory update

8/14/09 - Santa Monica inventory is down for the week (but still up from last year), due mostly to only one new listing vs. more withdrawn and expired listings. Pacific Palisades and Palms-Mar Vista were pretty flat.

I forgot to note last week, low-end north of Montana 724 11th Street was withdrawn 8/4/09. This is significant, that $1,399K wasn't low enough to get a buyer.

8/7/09 - Sorry I've been too busy to post much; I'll try to catch up some today. Santa Monica and Mar Vista are a little down for the week (no new listings in the latter this week), while Pacific Palisades is a little up.

Thanks for the update on 724 11th as I assumed incorrectly that it sold. Wasn't there another house for sale in the same block? Does it have a pending sale?

Don't read too much into the comp; the house is 2/1 and under 1,100 sf in a funky location, right off Montana with a lot of traffic and parking issues. Maybe the lot is worth $1.2 or less, it is a real dog with fleas.
