January Inventory, Sold, New

I've changed the charts for 2010 from the 2009 Inventory and New, Sold, and Widthrawn/Expired charts. I stopped tracking individual listings in Pacific Palisades and Palms-Mar Vista, and the Santa Monica Withdrawn/Expired numbers, although dramatic last year, have served their purpose. So I'm continuing with Santa Monica and total Westside Inventory, and Sold and New listings for Santa Monica, in this new wider format.

In summary, Inventory is up as usual after the end-of-year low, looking more like January 2008 than 2009's economic meltdown. But Santa Monica over $3M is weaker than the past few years.







November S&P/Case-Shiller

Catching up with Tuesday's Novermber 2009 S&P/Case-Shiller the uptick was up slightly again, but doesn't appear to be a rising trend. Overall Los Angeles (including Orange County) was up 0.77% from October (compared with 0.30% from September, 0.85% from August, and 1.6% from July), now down 38.0% from its September 2006 peak, at October 2003 levels. The national (orange line, their original 10-city Composite) index is down 30.0% from its peak in June 2006.

The Low, Middle, and High tiers are no longer available without registration and were last reported here with the August update. The left column on the chart is peak to bottom; the right is peak to current month.

December DataQuick

Today's DataQuick numbers for December ranged from a small uptick for Los Angeles to a small downtick for Ventura County, overall with little direction.

Los Angeles County's median was $339K, now down 38.4% from its peak in August 2007. Volumes were up 31% year-to-year from December 2008. (October DataQuick post)

That left Los Angeles County prices at August 2003, Orange County at August 2003, Ventura County at March 2003, and San Diego County at July 2002.

New, Sold, and Withdrawn/Expired listings

Sales and new listings have been stronger the latter part of 2009 than the preceeding year or two for lower-priced listings in Santa Monica, Pacific Palisades, and Palms-Mar Vista. But note how high-end Santa Monica collapsed - nothing over $3M sold or was listed in December, and the last few months were nearly as weak.

Inventory at the end of 2009 is at its usual low point for the year and a bit lower than this time last year - although that was unusually high with the economic meltdown. High-end Santa Monica is especially down, although we'll see in the next set of charts everything about that is down.
