Monthly inventory update

8/29 - Santa Monica and Mar Vista inventory are down for the week and month. Pacific Palisades is flat for the week, but down for the week. Westside total is also down for the month.

I'm struck how many listings are Expired or Withdrawn, while there were few new listings in SM and PP. Are sellers holding out for market improvement?

Although the previously-withdrawn 750 Navy "greenstucco" is back on the market, reduced to $1,699K from $1,900K.

The questionable REO at 3121 Urban in SM closed 8/15 for $699K; previous sale was $1,390K on 9/26/06. Also next to the I-10 freeway, 2901 Kansas (below) is in escrow.

An indicator for a 50-foot low-end lot north of Montana, west of 7th, 234 Alta, closed 8/7 for $2,675K.

An indicator for the low-end "Alphabet Streets" in Pacific Palisades, 946 Hartzell St., 3 bed/1 bath, closed for $1,025K (reduced from $1,300K original and $1,250 final listing). And 14852 Sunset dropped 16% from $1,850K to $1,550K in one cut.

8/22 - SM and MV are down slightly for the week; PP is flat. Very few new listings in SM and PP.

I omitted last week, 1621 Ashland is back into escrow.

8/15 - All are slightly down for the week, in part from what seems like a lot of newly-expired and withdrawn listings.

2901 Kansas is back (the former listing expired), now discounted from $649K to $499K.
2114 Ashland was reduced again, now to $1,079K, 20% off.

8/8 - My apologies, so much to do, so little time to post, and it will continue for the next week or two.

Low-end north of Montana data point 517 Euclid finally closed for $2,079K. This is a loss from its 6/7/07 purchase for $2,250K, and overall a flat indicator for my index.

And 1621 Ashland is back on the market, fallen out of escrow.

High-end financing (again)?

Last November I listed the ten properties over $4M that sold in Santa Monica so far in 2007 (January-August), wondering how they had been financed.

Thanks to Phillip, we found they all had loans, ranging from 30% to 80%, predominantly variable. But that was before loans got worse.

Updated: Thanks to Phillip (again!) I've added % financed loan data he was able to find.

Let's try it again. Only there haven't been ten sales over $4M January to August this year. Just four. So this time I'll list the ten over $3.5M:

June Case-Shiller

Today's June 2008 S&P/Case-Shiller numbers continued down again, but less steeply.

Los Angeles (black line, includes Orange County) is now down 28.5% from its peak in September 2006 - 1.4% from May, 1.9% from April, 2.2% from March, 3.6% from February, 4.3% from January, 3.7% from December 2007, 3.6% from November, 3.6% from October, 2.1% from September and 1.3% from August. The national (orange line, their original 10-city Composite) index is down 20.3% from its peak in June 2006.

Besides the original city index they have each city broken into Low, Middle, and High tiers (Under $397,294, $397,294 - $598,244, and Over $598,244; updated for June). Los Angeles' Low Tier rose the most and has fallen back the most so far from its November 2006 peak, 38.5%. The High Tier rose the least and plateaued for awhile before falling more steeply, now appears flattening again, down .2% to 20.2% from June 2006.

Below is an update on my low-end north-of-Montana index. Counting low-end / tear-down sales on 9th, 10th, 12th, and Euclid Streets, its 25% fall closely tracked the Los Angeles Case-Shiller index in the 1990s. But there's only been one data point since June 2007, 517 Euclid for a flat $2,079K.

Yes, it has gotten kind of boring lately, continuing trends without a lot new to report. I'm mostly looking for leading indicators of weakening Westside prices finally following falling Los Angeles prices. (Try saying finally following falling fast!)

"The Abyss Stares Back" - Kunstler

James Howard Kunstler was especially vivid today (August 25) in "The Abyss Stares Back":

As the political conventions descend like the soggy forces of nature they have become -- the tropical depressions of politics -- the Republican party will be seen, with growing clarity, as the party that wrecked America. So many shoes are about to drop, and so many dominoes lined up to fall 'out there' on the financial landscape that the thump and clatter of crashing institutions will sound like the percussion section of the renowned USC marching band as the nation tramps toward the general election.

... I'm rather convinced that the carnage on the money scene will be so extreme this fall that the nation will seem to have been transformed from a superpower to a basketcase before November 4th, and that the blame for this state of affairs will be blindingly obvious: the people in charge for the past eight years looted the treasury, destroyed the currency, and left the machinery of capital a smoking wreckage.

Even if it's not that bad, think Santa Monica real estate values will hold?

SM indicators

Updating my inventory list (I track individual listings in Santa Monica, Pacific Palisades <$2M, and Palms-Mar Vista), I was struck by a number of current indicators that prices are softening.

Sunset Park

Low end prices for reasonable lots in Sunset Park have fallen to around $1 million, and are still not getting snapped up:

1645 Ashland, 2 bed/1 bath, LP=$995K, LD=7/28/08
2610 24th, 2/2, $1,029K (-9%), 7/14/08
1736 Oak, 3/2, $1,060K, 7/31/08

Two recent comps did sell above very-attractive prices:

2010 Hill, 2/2, $949K, 6/9/08, sold 7/18/08 $998K (+5%)
1519 Hill, 2/2, $1,099K, 6/18/08, sold 8/21/08 $1,140K (+4%)

Back on the market after 7 months and 14% reduction from $1,975K to $1,725K in 2007, 2222 Marine, 4/4, is now asking $1,690K. Seller even had claimed to be "serious". That may still be too high at the foot of SM Airport.

Speaking of next to the airport, 2314 Pier, 3/2, finally sold 8/15/08 for $1,025K. Originally listed over a year ago (7/9/07) for $1,250, this flopper paid $920K on 3/23/07.

North of Wilshire

North of Wilshire seems to be slipping, too. After three weeks (LD=7/31/08) 1030 Chelsea, 3/1.75, asking $1,399K, is still unsold.

And 1018 Yale, 2/1.5, $1,529K (-6%), sold 8/14/08 at a deep 13% discount of $1,338K (see link to SM Distress Monitor for more).

A comp from last year is 1020 Chelsea (photo), 2/1, $1,399K, sold 6/19/07 for $1,478K.

North of Montana

Back on the market after two months this spring at $2,395K is 460 Lincoln, 3/3, now asking $2,195K. It's a large one-story, not a tear-down. And 517 14th, 3/2.75, 5/1/08, expired unsold despite reduction from $2,388K to $2,250K.

There is such despiration to buy in 90402 that these listings are expiring unsold not much over $2M?

July DataQuick

More of the same in today's July DataQuick numbers. Median prices are now -27.3% for Los Angeles County from its last-August peak. Volumes are up again for the month, but still below July 2007 (-3.2% for LA County). (June DataQuick post)

This puts Los Angeles County prices back to mid-2004, Orange County back to late 2003, Ventura County back to the end of 2003, and San Diego back to spring 2003.

Ashland & Hill prices

A year ago there was still debate on whether Los Angeles prices would fall. No longer; now it's only whether the prime Westside will follow suit.

Last November I posted Why Westside prices will fall, after October's Different this time?. But we still feel like we're waiting.

I feel Mar Vista prices are falling (like what used to be an $850K house is now $750K; I'll try to document that in the future). So how is Sunset Park doing, as a transition zone between Mar Vista and higher-priced Santa Monica?

I've been using Ashland and Hill, east of 11th, as a Sunset Park index. Here's a list of everything sold there under $1.5M during 2005-8, plus current listings. General observations:

  • In 2005 listings usually sold fast for asking price, while this year has more listings and large price reductions.

  • It feels like there are more listings close to $1M, and listings toward $1.5M aren't moving much.

What are others' views here?

So both SFR and condo inventories are higher than 2007 but lower than 2006. (This was a case of browsing my archives for something else and finding a timely item to update.)

Monthly inventory update

8/1 - SM is up slightly for the week, down for the month, up from July 2007 but below July 2006. PP is up for the week, <$2M up for the month but >$2M down. MV is up to record levels, with many new listings, as is the Westside composite.

7/25 - SM and PP are slightly down; MV is a little up, including a couple of re-listings.

7/18 - Pretty flat to just slightly down, with more price reductions, withdrawals, and expired listings.

7/11 - SM, PP, and MV are all flat. But for Mar Vista that included a lot of changes: expired and withdrawn listings, listings back on the market, new listings, and listings into escrow.

7/4 - SM is down by the 5 listings that expired this week. PP and MV are down just slightly.
